Why KRS exists
Most agencies are too big to know any one suburb well. We chose the opposite path.
A typical Gold Coast agency services thirty or forty suburbs. They have to. Their offices are in inner suburbs, their agents come from anywhere, and their patch is wide because their costs are high.
KRS Properties was built differently. We work in one part of the northern Gold Coast: Ormeau, Pimpama, Coomera, and the suburbs around them. Our office is here. Our team lives here. The houses we sell are houses we drive past on the way home.
That’s not a marketing line. It’s the operating model. A team that knows seven suburbs deeply will outperform a team that knows fifty suburbs vaguely. We bet on depth.

We don’t use pressure, false price guides, or hidden fees. The work is hard enough done honestly. Every fee is on the table before you sign.

Both sides matter.
Sellers, landlords, buyers, tenants — they’re all customers. Treat one badly and the others find out. We work hard at being decent to everyone on a transaction.

Two services. One team.
Why we do both sales and property management.
Most agencies pick a side. They sell homes well but neglect their rent roll, or they grow a rent roll but their sales team is thin.
We do both deliberately. Three reasons:
- Better data on both sides. Active sales tell us what’s selling and at what price. Active rentals tell us where tenants want to live. Each side improves the other.
- Cleaner client journeys. When you upgrade your home and rent out your old one, you don’t need to find a second agency — we cover the full property lifecycle.
- Sharper qualified buyers. Our rental enquiries are pre-qualified buyer leads. We know who’s looking and what they can afford long before we list a sale.
